Our focus is creating value through land acquisition, design and ground-up development of exceptional single-family speculative homes and communities in the Greenwich and Palm Beach markets. The firm also sources, invests in and develops ground-up boutique branded multifamily rental communities, the principals are cross-functional and nimble — and do not rely on institutional capital or capital partners.

Role Overview
The Company is seeking a highly motivated, organized and reliable Senior Architect / Project Manager to perform combined design and construction-management duties on multiple ultra-luxury residential home. This person must be highly adaptable, with a hands-on approach and extensive architectural and construction knowledge and expertise. The candidate must be driven, engaged and a proven multi-tasker who reports directly to the principals of the Company.
This person will be an integral part of managing the design and construction process and timeline, sourcing materials and subcontractors, analyzing bids, and working closely on existing projects from pre-development through completion. The position carries direct exposure to all facets of the design-build process, with opportunity for advancement based on performance. The candidate will work across several projects, at different stages of the property lifecycle. No travel required — the candidate will work between the Greenwich studio and project job sites.
The ideal candidate brings extensive, hands-on experience designing ultra-luxury single-family residences — including full interior and exterior architecture — on projects of $10 Million and upward, with a refined command of the high-end architectural styles, elements and detailing appropriate to both New England (Greenwich and Fairfield County) estate design and Palm Beach / South Florida luxury residential architecture.
Candidates must have strong design ability paired with the capacity to perform as both architect and construction manager. As architect-builder-developer on every one of our projects, our architects also act as builders — this dual fluency in design and build discipline is the core of the Kaali-Nagy identity. There must be a genuine desire to split time between the field and the office, not a preference for one over the other. Candidates must have extensive experience with CAD, Revit and 3-D modeling, and will be involved in all design phases of a project from Schematic Design through Construction Drawings, requiring an extremely detail-oriented mindset. We are looking for a candidate with the passion and desire to become fully fluent in design-build thinking — someone who understands that design decisions must always be measured against cost and constructability.
Primary Responsibilities & Objectives
- Manage the entire design and construction process of projects — including all facets and trades of construction, and all sub-contractors and material suppliers throughout each project
- Manage pre-development timelines and develop working budgets, detailed construction timelines, detailed project schedules; attend weekly meetings, project meetings and client meetings
- Work directly with a varied group of real estate professionals to help bring a project from start to completion
- Manage project construction and development budgets, budget vs. actuals, contractors, and job payments with the office
- Help interview all sub-contractors and material suppliers
- Review the project in depth to schedule deliverables and estimate costs
- Oversee all onsite and offsite construction to monitor compliance with building and safety regulations
- Coordinate and direct construction workers and subcontractors
- Review, modify and update the project program based on the latest changes and feedback
- Coordinate with project consultants — MEP and owner's consultants such as kitchen fabricators — as required by scope of work
- Create and manage the construction schedule
- Organize and manage the job site
- Hire subcontractors and manage their quality
- Contract suppliers and vendors; rent equipment when needed
- Provide field management and labor oversight
- Assist with cleanup, safety procedure and demolition as needed
- Consult with the office to establish project requirements, deliverables, schedule and financial criteria
- Establish and coordinate schedule, delivery and installation target dates
- Coordinate with office, sub-contractors and contractors on delivery conditions for long-lead-time items
- Coordinate with and assist the office on local utility account setup and advise on all requirements
- Establish project bidders and qualify each for proper match to the project, for owner review and approval
- Administer the bidding process — submission requirements, general conditions, pre-bid meetings on site, and subcontractor inquiries
- Collect bids, prepare bid spreadsheets and comparison sheets, qualify each bidder, and forward to the owner for review
- Establish conditions of contract and award construction contracts to each subcontractor
- Prepare and issue Letters of Intent and mobilize subcontractors; administer contract preparation and execution
- Organize and conduct pre-construction meetings with the office, subcontractors and owner-supplied vendors to align on expectations, schedule and critical dates
- Hold weekly site meetings with Kaali-Nagy, the project architect, major trades and clients
- Process sub-contractor payment requests in accordance with progress of work
- Review, qualify and process subcontractor change order requests
- Administer and periodically update the project schedule with office and subcontractors
- Administer all inspections and coordinate vendor delivery schedules
- Coordinate progress and final inspections with town agencies through to final Certificate of Occupancy
- Administer final walk-throughs and punch list items with Kaali-Nagy
- Administer punch list completion and sign-offs by the office and clients/owners
- Coordinate final inspections through project close-out
- Administer the project close-out process — final lien waivers, warranties and guarantees, as-builts, and related documentation
- Process the final Certificate of Occupancy
- Extensive experience designing ultra-luxury single-family residences, including full interior and exterior architecture, for projects of $10 Million and upward
- Deep working knowledge of high-end architectural elements, styles and design vocabularies applicable to New England (Greenwich / Fairfield County) estate architecture as well as Palm Beach / Florida high-end residential design
- Strong design ability combined with the capacity to perform effectively as both architect and construction manager
- Extensive experience with 3-D modeling and client presentations
- Comfort and competence across all design phases of a project, from Schematic Design through Construction Drawings, with an extremely detail-oriented approach
- Genuine desire to split time between the job site and the office, with no preference for one over the other
- Fluency — or strong desire to become fluent — in design-build thinking, measuring every design decision against cost and constructability
- B.Arch or M.Arch from an accredited program; licensure or active progress toward licensure preferred
- 5+ years of post-graduate experience spanning design and high-end residential construction
- Excellent Revit and/or AutoCAD skills; general knowledge of building codes and office standards
- Comprehensive, proven understanding of architectural plans and specs, engineering plans and specs, and construction documents
- Strong desire to work in a hands-on construction field, including regular time on active job sites
- Self-motivated, energetic and curious, with strong project management and organizational skills
- Good judgment and decision-making skills; problem-solving ability to evaluate options and resolve complex issues
- Leadership, interpersonal and communication skills to direct teams and interact confidently with clients
- Creative and effective organizational skills in developing and managing sub-contractors and material suppliers
- Strong work ethic, enthusiastic, proactive and well organized; comfortable in a small, collaborative team environment

The primary objective of this role is to oversee and direct the design and construction activities of The Kaali-Nagy Company's home projects from pre-development through end of construction (Certificate of Occupancy). This person will manage a host of high-end sub-contractors and material suppliers, ensuring every project meets the high standards of the Kaali-Nagy brand. The candidate must have extensive design and construction knowledge, with a comprehensive understanding of architectural plans and specifications, engineering plans and specs, and construction documents.
